Our teams

Our Property Services Team manage all of the servicing, repairs, general maintenance and improvements to all of the property assets which are owned by the Trust. The team works closely with the Customer Services team in the reporting of repairs.

Property Services is made up of three teams:

  • Responsive Repairs Team
  • Planned Maintenance Team
  • Asset Management Team.

The Responsive Repairs Team is responsible for minor repairs to homes and works very closely with the Customer Services team who receive the bulk of calls from our customers. This team is also responsible for the general upkeep of our properties including routine repairs, works to empty properties prior to them being relet to new tenants, general maintenance to our estates and any local miscellaneous items of work that may be required from time to time. The Maintenance Surveyors are responsible for inspecting homes and to keep a check on the contractors who work for us to ensure that we get good quality work.

The Planned Maintenance Team manage all of our servicing activities i.e. gas servicing, lifts, etc, they control the delivery of our major works to our homes including overseeing things like kitchen, boiler and heating system replacements, renewal of electrical installations, window replacements, etc. They are also responsible for the annual repainting programme where we undertake to redecorate the external elements of 20% of our stock every year.

The final group within the team is the Asset Management Team. This is a new group which has been set up to review and plan our work priorities in order to make sure that we are managing our assets effectively. The team is responsible for helping to produce data which informs the business plans, reviews benchmark data, set budgets for our work plans, sets up the programmes of work which are undertaken by the Planned Maintenance Team and helps to produce management information to ensure that we are compliant with our service delivery objectives.
